This was a complete deck re-build, complete with an under-deck drainage system, soffit lights, and infrared patio heaters to create that covered outdoor patio living area underneath. The old deck was supported across its entire length on cantilevered portions of the house (not allowed by code), had settle more than four inches (improper footings in) and was failing in many ways (sagging joists and beams and wood rot and decay). Helical piers were drilled more than twenty feet deep until the proper torque spec was reached to support the new deck and stone columns. The deck was completely re-framed using AYC glulam beams and treated joists, sized appropriately for the spans and loads they are carrying. The Trex RainEscape under-deck drainage system was installed to preserve the new framing members, and a new soffit was installed complete with led soffit lights and infrared radiant heat patio heaters for the patio below. New stone column wraps were built to tie into the stone on the house. The existing concrete patio was extended to include a sunken hot tub, and a finish coat was added over the whole patio surface to add color. Finally, a new staircase was added for access between the deck above and the landscape below.
